Background of the Study:
Rapid urbanization in Epe Local Government Area has led to significant housing deficits, which in turn present challenges to sustainable urban development. Rapid population growth, inadequate urban planning, and infrastructural bottlenecks have resulted in a shortage of affordable housing (Adeniyi, 2023). The housing deficit has implications for social stability, economic productivity, and overall quality of life. Urban development policies have struggled to keep pace with the rising demand for housing, leading to the proliferation of informal settlements and increased pressure on public services (Olaoye, 2024). Recent efforts to implement affordable housing projects and urban renewal programs have met with mixed results, highlighting the complex interplay between policy, resource allocation, and community participation (Ogun, 2023). The study underscores the need for integrated planning and sustainable financing mechanisms to address the housing crisis and promote balanced urban development (Umar, 2024).

Statement of the Problem:
Epe faces acute housing deficits due to rapid urbanization and insufficient policy implementation. The gap between housing demand and supply has resulted in overcrowding, poor living conditions, and heightened socio-economic disparities, challenging urban development efforts (Balogun, 2023).

Objectives of the Study:

  1. To evaluate the extent of housing deficits in Epe.

  2. To identify the challenges affecting urban development.

  3. To propose strategies for sustainable housing development.

Research Questions:

  1. What is the magnitude of the housing deficit in Epe?

  2. What challenges hinder effective urban development?

  3. What policy interventions can reduce housing deficits?

Research Hypotheses:

  1. Housing deficits significantly impact urban development.

  2. Inadequate urban planning exacerbates housing challenges.

  3. Sustainable financing mechanisms improve housing availability.

Significance of the Study:
This study is significant as it sheds light on the housing crisis in Epe, offering recommendations to policymakers for mitigating urban housing challenges. It provides a framework for sustainable urban development (Adebola, 2024).

  • Housing Deficit: The shortfall between the existing housing stock and housing demand.
